You had your apartment treated. The cockroaches went. Six weeks later they are back, and you are wondering whether the treatment was any good.
It probably was. The problem is that in an apartment building, German cockroaches are a building problem wearing a unit-sized disguise — and no amount of treating your unit will fix a source two doors down.
How they move between units
German cockroaches (Blattella germanica) are small — 12 to 15 mm — flattened, and strongly drawn to warm, tight cavities. Apartment buildings are full of continuous cavities that connect units:
- Riser shafts. Vertical service ducts carrying plumbing, electrical and data between floors. Effectively a heated motorway running the height of the building.
- Shared plumbing penetrations. Where waste and supply pipes pass through the floor slab or party walls, usually with a gap around them.
- Party wall cavities. Where a wall cavity is continuous between adjoining units, or where penetrations connect them.
- Suspended ceilings. A continuous void above corridors and often across units.
- Electrical and data conduit. Small, warm, and continuous.
- Shared bin rooms and rubbish chutes. Warm, enclosed, food-rich, and connected to every floor. The most reliable cockroach generator in any apartment building.
The practical consequence: your unit can be immaculate and still be reinfested from a neighbouring unit, a bin room, or a restaurant tenancy on the ground floor.
The tell-tale sign. If your neighbours have the same problem, or if cockroaches reappear within four to eight weeks of a competent treatment, you are dealing with a building-wide infestation. Continuing to treat your unit alone is money spent on a temporary result.
Where they came from in the first place
Not from outside, and not from height. German cockroaches are introduced, almost always in goods:
- Cardboard boxes — including grocery and courier deliveries. Cardboard is warm, corrugated and ideal harbourage.
- Second-hand appliances, particularly fridges, microwaves and dishwashers, where the warm motor housing is a classic harbourage site
- Luggage after travel
- Grocery bags and packaging from an infested source
- Furniture and belongings brought in by a new occupant
This is why a fifteenth-floor apartment in Auckland Central or Takapuna gets them as readily as a ground-floor unit. Height is irrelevant when the entry route is the lift.
Why single-unit treatment underperforms
To be clear: treating your unit is not pointless. It removes the population in your unit and provides relief. But three things limit it.
The source is untouched. If the reservoir is in the bin room, the riser, or unit 4B, your treatment does nothing to it. Reinfestation is a matter of when, not if.
Treatment can push them next door. Poorly executed spray work in particular can cause cockroaches to disperse away from treated areas — deeper into the building, or into adjoining units. This is one reason we use gel baiting rather than broadcast spray in apartments.
Eggs are protected. A female German cockroach carries an ootheca containing 30 to 40 eggs until shortly before hatching, and that case is physically shielded from insecticide. Nymphs continue hatching for up to three weeks post-treatment. What a building-wide approach involves
Building-wide inspection
All affected units, plus bin rooms, chutes, riser cupboards, plant rooms, corridors and any ground-floor food tenancies. The aim is to find the reservoir, not just the complaints.
Map the spread
Which units, which floors, which risers. The pattern usually points straight at the source — infestations tend to radiate from one point along service routes.
Coordinated simultaneous treatment
All affected units and common areas treated in the same window. This is the critical difference. Sequential unit-by-unit treatment lets cockroaches simply move ahead of the work.
Treat the common areas properly
Bin rooms, chutes and risers are usually the actual reservoir and frequently the least-treated part of a building.
Seal the routes
Service penetrations between units, gaps around pipework, riser cupboard doors. This is what stops it recurring, and it is a building works item rather than a pest control one.
Follow-up and monitoring
Return visits at 10 to 21 days, plus monitoring stations in common areas to catch a resurgence early rather than after another round of complaints.
What it costs — and why coordinating is cheaper
Individual unit treatment in Auckland runs $160 to $320 including GST, or $280 to $520 for a full German cockroach programme with follow-up.
Now consider a building where twelve units are affected. Twelve separate programmes at, say, $380 each is $4,560 — and because the bin room and risers were never touched, a good share of those units are reinfested within a couple of months.
A coordinated building programme covering the same twelve units plus common areas costs substantially less per unit, treats the actual source, and produces a result that holds. This is the single strongest argument for taking it to the body corporate rather than solving it privately.
Who is actually responsible
This varies with the building and the arrangement, but broadly:

What to ask your body corporate for
A concrete, specific request lands better than a complaint. Ask for:
- A building-wide inspection covering bin rooms, risers, chutes and common areas — not just the units that have complained
- A coordinated treatment programme across all affected units and common areas in a single window, rather than unit-by-unit
- Sealing of service penetrations between units and around riser pipework
- A review of waste handling — collection frequency, bin room cleaning, chute maintenance
- Ongoing monitoring in common areas so a resurgence is caught early

What you can do in your own unit meanwhile
- Break down and remove cardboard immediately — do not store boxes
- Check second-hand appliances thoroughly before bringing them in, especially motor housings
- Seal gaps around pipework under the sink and behind appliances with silicone
- Fit a draught seal to the bottom of your entry door
- Keep the area behind and under the fridge and dishwasher clean and dry — these are the primary harbourage sites
- Fix drips and leaks; cockroaches need water more urgently than food
- Use lidded bins and take rubbish out daily
- Do not use surface spray or bombs — they can disperse cockroaches deeper into the building and interfere with gel baiting
None of this will clear a building-wide infestation on its own, but it reduces how attractive your unit is relative to everyone else's — which genuinely matters while the building sorts itself out.
