What a whole-home pest treatment includes

Every job follows the same sequence, because skipping a step is how treatments end up being repeated at your expense.

  1. Whole-property inspection

    Roof space, subfloor, perimeter, garage and outbuildings. We identify every pest present — not just the one you called about — and the conditions supporting them.

  2. Interior treatment

    Targeted work in kitchens, bathrooms, laundries, wardrobes and wall voids, chosen for the pests actually found. Crack-and-crevice and void placements rather than broadcast spraying across living areas.

  3. External perimeter barrier

    Treatment around the foundation line, entry points, eaves, weep holes and service penetrations — the line that keeps the next wave outside rather than inside. Spiders around the eaves and window frames are covered too; heavy web build-up and cluster flies in the roof are handled as spider and fly control.

  4. Written proofing report

    A prioritised list of gaps to seal, vegetation to cut back and drainage or moisture issues to address. This is what converts a treatment into a lasting result.

  5. Optional maintenance programme

    Six-monthly or annual scheduled visits for properties with permanent external pressure. Includes priority booking and free re-treatment between visits if something gets through.

What does a full home pest treatment include?

Is an annual programme worth it, or should I just call when there's a problem?
It depends entirely on your property. If you back onto bush, reserve, a stream, a rail corridor or a tidal margin, external pressure is permanent and a maintained programme costs less over two years than repeated call-outs. If you are in a well-sealed home mid-suburb with no history of problems, reactive treatment is perfectly sensible.
Can you treat a rental property between tenancies?
Yes, and we provide a written treatment record you can keep on file. Landlords and property managers use these both for their own maintenance records and to establish the property's condition at the start of a tenancy — which is often the deciding evidence if a pest dispute comes up later.
Do I need to be home during the treatment?
For a full treatment we need access to the interior, roof space and subfloor, so someone needs to let us in. You do not usually need to stay for the whole visit. If you cannot be there, we can arrange access with a property manager or agent.
How long before we can use the house normally again?

Are bed bugs covered by a whole-home treatment?
Not as part of a standard whole-home visit. Bed bugs live in mattresses, bed frames and bedroom furniture rather than around the perimeter or in the roof space, and they need a follow-up timed to when their eggs hatch. We treat them as a separate job, typically $320 to $650 including GST for a one- to three-bedroom home.
What if the pests come back?
For single treatments, we build the appropriate follow-up into the job where the pest requires one — rodents and cockroaches almost always do. On maintenance programmes, re-treatment between scheduled visits is included. If something we treated returns within the agreed period, we come back and deal with it.
What is the hardest household pest to get rid of, and what pest is most damaging to a house?
German cockroaches and bed bugs are the hardest household pests to get rid of, and the most difficult to control without a planned programme: both breed indoors, hide in cracks and have eggs that survive treatment. What is biting me in my house but I can't see it?
Usually fleas or bed bugs, occasionally mites. Bites around the ankles and lower legs point to fleas, which live in carpet and can appear even with no pet; see fleas in a house without pets.
