The short answer
In the city centre, almost everything we deal with is a building problem rather than a unit problem. German cockroaches and mice move between apartments through riser shafts, shared plumbing and bin rooms. Single-unit treatments run $160–$320 incl. GST, but where several units are affected a coordinated building programme costs far less per unit and is the only thing that actually holds.

Very little of it is standalone housing, which changes the pest picture completely: problems travel through shared walls, riser shafts, rubbish rooms and service ducts rather than across a garden.
That changes what we inspect. In a standalone house we would be under the floor and in the roof space; in a CBD apartment the useful information is in the riser cupboard, the bin room, the void above the corridor and the gap around the waste stack. We would rather look at those than spray your kitchen.

What drives pest problems in the city centre
Shared waste rooms
A single apartment block can generate several hundred litres of food waste a day. Bin rooms that are warm, enclosed and cleaned irregularly are the most reliable cockroach and rodent generator in the city centre.
Hospitality density
Cafés, bars and restaurants running back-to-back along Queen Street, K Road and the Viaduct give German cockroaches continuous warmth and food, and let them move between tenancies through shared plumbing.
Building services
Riser cupboards, lift shafts, cable trays and suspended ceilings are effectively motorways for both roaches and rats between floors and between tenancies.
Older building stock
Converted warehouses and pre-1960 buildings around Britomart and lower Queen Street have wall cavities and service penetrations that were never sealed to modern standards.
